This short report discusses the opportunity presented by Real Estate Investment Trusts (REITs) as a funding mechanism for major infrastructure projects. “In recent years, private investors have expressed interest in adding infrastructure assets to their investment portfolios. In general, private investments are often made via flow-through investment vehicles, such as limited liability companies (LLCs). However, recent Internal Revenue Service (IRS) private letter rulings may now allow investors to use REITs as an alternative investment structure. Like any investment strategy, though, using a REIT to invest in U.S. infrastructure has advantages and disadvantages.”
